What an exclusive buyer agent actually is

A licensed agent who works at a company that never takes listings and never represents sellers. That one rule changes everything about whose side they're on.

When the same firm works for the buyer and the seller, it earns a commission on both sides and someone's interest gets quietly set aside. Usually the buyer's. An exclusive buyer agent has nothing to sell you and no listing to protect, so they can tell you what a house is really worth, what to offer, and when to walk away.

Because the relationship is exclusive, the law treats it as a fiduciary one. Your agent owes you every one of these duties, from first showing to closing.

  2. Does anyone at your brokerage work for sellers?

Unless both answers are no, the agent is not an exclusive buyer agent. Every NAEBA member can answer no to both.
